Water leak detection in Swindon

Leak detection in Swindon tracks down leaks hidden in a home's pipework, its central heating or the supply pipe under the drive, in a town where Thames Water supplies the water. West Country Leak Detection covers the 8 districts of the Swindon post town.

Which SN districts fall within the Swindon service area?

All eight SN districts of the Swindon post town lie inside the Swindon service area.

  • SN1 Swindon
  • SN2 Swindon
  • SN3 Swindon
  • SN4 Swindon
  • SN5 Swindon
  • SN6 Swindon
  • SN25 Swindon
  • SN26 Swindon

The SN area reaches far into Wiltshire, and West Country Leak Detection covers it there as well: Marlborough, Pewsey, Devizes, Calne, Melksham, Corsham, Chippenham and Malmesbury are listed with their codes among every postcode district covered.

Which hidden leaks does a Swindon investigation look for?

A Swindon investigation covers four kinds of hidden leak: water pipes indoors, under floors included; the central heating; the supply pipe buried outside; and a leak that an insurance claim needs traced.

Swindon households ask one another who can find a water leak under a floor, and the answer sits in the first two entries below: a leak under a floor is either on the water pipes or on the heating. West Country Leak Detection traces pipes, so a roof letting in rain is a separate matter.

  • Water leak detection

Aviva says a hidden pipe leak may be behind mould on inside walls or ceilings, or a musty smell in the room.

Water leak detection for pipes in walls, floors and ceilings

    Pipe
Hot and cold water pipework and fittings inside the property
    What points to it
Damp patches or stains, peeling paint or bubbling wallpaper, a musty smell, running water with every tap off
    Methods
Acoustic listening, thermal imaging on hot pipes, moisture mapping, pressure testing and tracer gas
  • Central heating leak detection

When underfloor heating loses pressure with no clear sign of where, Grant UK says each loop may need its own test.

    Central heating leak detection

    Pipe
The sealed heating circuit: radiators and their valves, flow and return pipes, underfloor heating loops
    What points to it
A boiler gauge that keeps falling below 1 bar, damp spots or rust marks around radiators, a wet patch around underfloor heating
    Methods
Pressure testing, loop by loop for underfloor heating, then thermal imaging or tracer gas
  • Underground water leak detection

Thames Water says the supply pipe usually runs beneath private ground such as a garden or drive, and that is where a leak on it hides.

    Underground water leak detection

    Pipe
The supply pipe buried between the property boundary and the house
    What points to it
A meter dial still moving with the internal stop tap closed, an unexplained rise in a metered bill, wet ground or lush grass outside
    Methods
Acoustic listening along the pipe's route, and tracer gas where the leak is quiet
  • Trace and access

Thames Water's first piece of advice for any leak at home is to check the building insurance policy.

Trace and access for an escape of water claim

    Pipe
Water pipes, the central heating or the buried supply pipe, wherever the escaping water starts
    What points to it
A home insurer asking for the leak's source to be traced before the claim proceeds
    Methods
The method that suits the pipe, with the leak's position, the access needed, photographs and the cause where known recorded

How does Thames Water split the pipes and the repairs in Swindon?

Thames Water looks after the water mains and the communication pipe that links each supply pipe to them, and a Swindon homeowner is responsible for the supply pipe from the property boundary into the home, which must be repaired within four weeks once a leak on it is confirmed.

Which pipe Thames Water looks afterThames Water looks after the water mains and the communication pipe that links each supply pipe to them. The supply pipe from the property boundary into the home, usually under a garden or driveway, is the homeowner's, and where the meter sits does not decide who owns the pipe.Thames WaterHomeownerWhich pipe Thames Water looks afterThames Water looks after the water mains and the communication pipe that links each supply pipe to them. A meter at the pavement can mislead. Thames Water's household leakage code says the position of the meter does not determine who owns the pipe or who is responsible for it.

Repairs come with conditions. If a supply pipe leak is not covered by home emergency cover or insurance, and you cannot pay a professional privately, Thames Water says it may be able to fix it for free. Its leak fix terms cover the supply pipe from the outside stop valve to where it enters the building, at Thames Water's discretion, and for flats only as far as the main building. Thames Water's terms leave out supply pipes over 30 metres long or over 50 millimetres in outside diameter, leaks under a resin driveway, and homes whose current owners have already had a free or subsidised repair. Thames Water's household leakage code words the help more narrowly still, for households in its Priority Services Register categories or on its WaterHelp or WaterSure schemes. The full wording is in Thames Water's Leak fix terms and conditions, and any free repair is Thames Water's decision, separate from West Country Leak Detection.

For the bill, Thames Water's leak allowance needs the leak repaired within four weeks of Thames Water first telling you about it or of the leak being found, proof of the repair, and a claim made no more than three months after it. A tenant, by Thames Water's account, leaves the fixing to the landlord.

What does a Thames Water smart meter mean for a leak in a Swindon home?

A Thames Water smart meter sends Thames Water regular readings of a Swindon home's use, so nobody needs to read it, and Thames Water checks remotely for leaks before it activates a newly fitted meter.

These meters are going in everywhere Thames Water supplies. Thames Water is fitting free water meters for all its customers, because its region is classified as seriously water-stressed.

Once the meter is live, its readings travel to Thames Water, but the owner can still use it to look for a leak. Turn everything off, close the internal stop tap and watch the dial: the steps are set out under the meter test for a supply pipe leak, and a dial that keeps moving points to the buried pipe, which is then traced before plaster or paving is broken.

What feeds the mains supply in Swindon?

Groundwater feeds the mains supply in Swindon more than any other source: Thames Water says its Swindon and Oxfordshire zone is supplied primarily from groundwater (about 60%), supported by river abstraction and Farmoor reservoir near Oxford, which stores water from the River Thames, with mains carrying water from the chalk at the Goring Gap towards Swindon.

Much of the housing that water reaches went up after 1972: 29.4% of Swindon's properties were built from 1973 to 1999 and 24.7% in 2000 or later (VOA, 31 March 2026).

How do you report a leak to Thames Water in Swindon?

Report a leak in Swindon on Thames Water's Report a problem page.

Thames Water itself says a leak detection specialist is needed when a leak is on your property but outside the home, or indoors where it can be neither seen nor heard. Those are the leaks West Country Leak Detection is set up to trace.
